As part of being
a tenant
You are responsible for the upkeep of the property and the property manager will conduct regular inspections to ensure the property is kept at a reasonable standard.

If an urgent repair happens you can simply call the office and ask to speak to your property manager. Your property manager or someone in the team will be able to assist you.
If you need to call outside of office hours, please contact your property manager directly.
The lawns and gardens are the tenant’s responsibility unless stated otherwise in your agreement.
For you to move out you will need to provide your property manager with no less than 21 days written notice. This means that you will still be responsible for paying rent until your last day of tenancy.
Once you have moved out, remember to cancel your automatic payments for rent, return all keys and remotes to the office, redirect you mail, update your internet and power providers and complete the require paperwork to get your bond refunded. It is best to contact your property manager as soon as possible about wanting to move it, this will ensure the process is as smooth as possible.
A fixed-term tenancy agreement lasts for a set amount of time – eg, one year. There is no maximum length for a fixed-term tenancy. You must include the length on the tenancy agreement. You can’t give notice to end a fixed-term tenancy early. You should make sure a fixed-term is right for you before you sign the agreement. Once the term ends, the tenancy will become periodic. If you don’t want this to happen, you’ll need to give notice in writing at least 21 days before the term ends.

When you move into a rental property you will need to pay move in costs to secure your tenancy. Each rental is different and depends on the weekly rent amount. In most cases you will need to pay one weeks rent in advance and four week rent bond unless stated otherwise by your property manager.
Please contact the property manager to express your interest in the rental and they will supply you with the documents to get your application process started. Your property manager will assist you from here on. It is best to get your application plus supporting documents back as quick as possible so that you do not miss out on your new home.
We understand that sometimes living arrangements can change. If you are in a situation where there are flatmates and one needs to move out, it is best to contact your property manager. The departing flatmate will have some documents to sign and the new flatmate will have to go through the application process before moving in.
